Sara Bonert, director of broker services for Zillow.com, counsels listeners on ways to benefit from the busy Zillow web site. Her tips include answers to give consumers for their questions about Zillow Zestimates® as well as how to be found on Zillow searches and be recognized as a real estate authority. She explains how the new Zillow iPhone application, which layers comprehensive property information over GPS capability, keys into the trend toward mobile marketing. Bonerts specialty is helping real estate professionals market themselves online. She sees the rising trend of social networking as an area with great potential for broadening contacts and developing relationships. She tells agents, "In general, I really feel that any efforts that you put into social media are going to pay off for you." However, she cautions that being successful with social media requires forethought, and she lays out the steps for agents to follow in getting started in the right direction. Bonert also shares her favorite resources for learning about online marketing and technology tools and gives examples of successful real estate blogs.

Albert Clark - "Big Advantage Urgency Marketing!"
RealPING founder Al Clark takes note of three trends in the real estate industry that are intertwined—a growing necessity to control costs, consolidation of brokerages, and broader use of technology. “With today’s advances in technology, agents don’t have to be behind a desk…. They’re out in the car, out doing chores, out generating new business,” he says. Clark describes a new model for brokers and gives an example of a company that is already applying it. A common problem faced by brokers and agents is a failure to get to leads fast enough. Competition in the current marketplace is stiffer than ever, but Clark cites technology as the solution for getting critical information to potential clients first. He uses the term "urgency marketing" to describe his methods. The click-to-talk services provided by realPING are a key component. Clark offers them at a substantial discount to listeners who are Society members. He outlines how realPING, including its unique Page Push feature, can benefit agents. Clark also issues a challenge to brokers and agents to change their attitude about working time in a way that could greatly expand their business opportunities.

Steve Fells - "Single Property Web Sites --- Why They Work"
AgencyLogic president Stephen Fells, makes the case for agents to use property-specific web sites. Although his company developed its single property site model as a listing tool, Fells explains how targeted sites address the needs of both sellers and buyers. According to him, “One of the benefits of having a web site dedicated to a single listing is that you keep both sides of the transaction happy.” As a Web 2.0 way of doing business, these sites can be used by agents to position themselves as technology savvy.”. Fells outlines how a single-property-web-site strategy works for marketing real estate and walks attendees through the process. He notes why it is important to begin building sites even before giving a listing presentation, what content can be included and how to incorporate interactive elements. Promoting single property web sites is just as important as creating them. Fells shares suggestions for getting the attention of real estate consumers. Although agents can develop single property web sites on their own, Fells points out the advantages of using a service provider such as AgencyLogic.

National trainer and author Dan Gooder Richard explores the topic of getting market mastery with microsites. Richard notes that marketing has evolved toward a blend of virtual reality and reality. He observes, "What we're seeing today is this balance-top producers are doing more of both off-line and online marketing." The trend is the use of microsites to capture online leads to be promoted off-line. Richard defines the concept of a microsite and explains in practical detail how both residential and commercial specialists can apply the concept to improve their business. He explains how to develop a microsite and how to integrate one or many into a comprehensive marketing plan. Elements that he considers include how to drive traffic to a microsite, how to capture leads from it, and how to nurture those leads into eventual sales. A key part of this new reality marketing approach is the utilization of an effective drip-marketing campaign. Richard's advice includes helpful tips to agents for fine-tuning their microsite strategy to achieve maximum benefit in their own market area.
